How much do new soffits and fascias cost?

Replacing soffits, fascias and gutters is one of the bigger jobs on the outside of a house, and the price depends mostly on the size of the house and whether the old boards come off. Here are our typical prices, and how to tell which job yours needs.

The short answer

A full replacement typically costs £899 to £1,500 for a terraced house, £1,500 to £2,500 for a semi and £2,200 to £3,800 for a detached house. Overcladding the old boards costs less. Access equipment is extra, and we confirm the exact price after a free survey.

Typical prices by house type

Prices are for new UPVC fascias and soffits, fitted. Access, such as a tower or a platform, is added on top, and we'll tell you the full price before we start.

Soffit, fascia and gutter replacement, typical prices
HouseFull replacement, or overclad
Terraced£899 to £1,500, or £500 to £1,000 to overclad
Semi-detached£1,500 to £2,500, or £1,000 to £1,600 to overclad
Detached£2,200 to £3,800, or £1,500 to £2,400 to overclad

Full replacement or overclad?

Overcladding, also called capping, fits new UPVC boards over the existing timber. Full replacement takes the old boards off first.

Rot decides which. Where only the bottom of a board has rotted and there's still a sound fixing at the top, overcladding is the cheaper choice, and the timber behind can dry out, which slows the rot. Where the whole board has gone, it has to come off.

What changes the price

Every house is different, so these are typical ranges, not quotes. These things move a price up or down:

  • The size of the house: more roofline means more boards, more gutter and more time.
  • Access: a bungalow can be done from towers; a three-storey house or a steep site may need a platform.
  • The condition of the timber: rot that runs into the rafter ends takes longer to put right.
  • Extras: dry verges, bargeboards, extra downpipes, or switching to deep-flow gutters.

Signs it's time

You don't need to wait for a gutter to fall off. These are the signs worth acting on:

  • Peeling paint, soft spots or splits in timber fascias.
  • Gutters that sag, leak at the joints or pull away from the board.
  • Water stains on the wall just below the roofline.
  • Birds or wasps getting into the roof space through gaps in the soffits.

Questions we're asked

Do new gutters come with new fascias?

Usually, yes. The gutters are fixed to the fascias, so when the boards are replaced or overclad, the gutters are renewed on the same visit.

Is overcladding a bodge?

Not over sound timber. It's a recognised way of renewing a roofline for less. It's only a problem when it's used to hide boards that are already rotten through.

How long do UPVC fascias and soffits last?

Properly fitted UPVC roofline lasts 20 to 30 years or more, with no painting and very little upkeep.
